All reservations require a credit card at the time of booking to guarantee the room. The full rate/deposit is due at the time of booking.

Guestroom Deposit: A pre-authorization hold of $100 is taken at the time of check-in to guarantee any incidental charges. This pre-authorization hold will be released upon check-out as a reversal (i.e. will not appear as a refund), and it may take up to 3-10 business days for the hold to disappear from your bank account/ bank statement, depending on your financial institution

All rooms are subject to a 7-day cancellation policy. Reservations that fail to show or cancel within 7 days of scheduled arrival will be charged 100% fee of the booking total. Cancellations made more than 7 days prior to arrival will be refunded.

All reservations are subject to an 8% lodging tax plus $2 Tourism Tax.

Callicoon Hills has a Resort Fee of $25 per room per night which is included in the nightly price. Services and amenities include: morning coffee service in lobby and UV-filtered water taps; Wi-Fi; board games and books; nightly campfire s’mores; and property treasure hunt which earns a complimentary beverage. Inclusions subject to change.

If you need to request for an early check-in or late check-out, simply reply to your pre-arrival SMS that we sent you or ask one of our team members in the lobby. Please note that this is subject to availability. Early check-ins are available at no extra cost, however any late check-outs past 12:00 PM can incur charges.

Our regular front desk hours are June to October 24 hours a day, 7 days a week. From November to May our hours vary based on occupancy. If you will be arriving after hours, please contact us as early as possible via text at so we can provide you with instructions for arrival.

Yes, Wi-Fi is available in our public areas and guestrooms as part of our resort fee which is $25 per room.

Parking is available across the street, free of charge! Feel free to park in the 15 min parking to check-in & unload, and then move your car to the main parking lot across the street.

Dog-friendly rooms are available upon request, though they are limited and subject to availability. Advance reservations are required. Subject to a nightly $30 fee per dog, up to a maximum of two dogs.

Yes, we happily offer pet-free rooms to those with allergies.

Unfortunately, due to limited space in the lobby we cannot accommodate luggage storage before or after your check-in / check-out.

A-Frames

Besides the queen-sized bed, your a-frame comes with plush pillows, bedside storage with a solar-powered lamp, a woven rug, a portable fan, portable heaters, and a canvas sitting chair ideal for lounging. Complimentary Wi-Fi, electricity, and stunning forest views are also included.

While we do love a full off-the-grid moment, comfort in facilities is not something you will have to sacrifice. The shared communal bathing area has private bathrooms and rain showers tucked behind individual, lockable stalls to begin or end your day in peace and seclusion.

Our A-frame home is ideal for wandering the hiking trails throughout our 24-acre property, leading into the hills and along the river, with stunning seasonal foliage and several viewpoints littered throughout. Being nestled in the forest provides natural seclusion but is within walking distance to the main Boarding House, king-sized pool, saunas, indoor/outdoor gym, and our on-site restaurant, Conover Club. Multiple campfires are available within your campsite for nightly s’mores, sharing stories, and spending quality time with your favorite company under the stars.

Our A-frames are a 5 to 10-minute walk up into the hills. Our team is prepared to help you with any luggage with golf cart rides up to the A-frames. Otherwise, packing light would be helpful for those intending to walk up.

We recommend packing a pair of sneakers – hiking, running, or fashionable, the choice s yours, along with a pair of sandals for easy visits to the bathhouse or king-sized pool. A canvas bag for bringing items to or from is always an overlooked convenience, but don’t panic. Our 24-hour grab-and-go has everything you need, from freshly made lattes bug spray, wine, aspirin, snacks, card games, bagels, and books to borrow…the list of items is far longer than your walk to the Boarding House.

Yes! Both are welcome at the A-frames. We do ask that you follow the same pet policies as the rest of the property & do not leave your dog unattended or outside your A-frames. We rely on you to utilize your best judgment regarding littles – four-legged or otherwise – & to be conscientious of other guests glamping alongside you. If you have any specific questions, please don’t hesitate to reach out.

It’s nature’s world, and we just live in it. We strongly recommend not storing food items in or near your A-frame. Our guest services team at the Boarding House is happy to store any food items for you, including refrigerated or dry items, for your convenience.

Yes! Unwind, recharge, but also enjoy modern comforts. Each A-frame comes with its own electricity and charging ports, perfect for charging your devices and using your portable heater or AC unit. Your side table lamp and the fairy lights above the trails to the bathhouse and main property are solar-powered for eco-friendly visibility.
